Everything I Wish I Knew Before Replacing My Hardwood Floors

When we first started renovating our home, one of the things I was most excited about was keeping the original hardwood floors.

There’s just something about original floors that feels special…the history, the character, the warmth. I assumed we would simply refinish them and bring them back to life.

But like most renovations, things didn’t go exactly the way I expected…ha!

Looking back now, there are several things I wish I had known before replacing our hardwood floors. If you’re considering new flooring in your home, these are the lessons I learned along the way.


Sometimes saving the original floors isn’t the best decision

Going into the renovation, I was pretty determined to keep the existing floors. They had beautiful character and I loved the idea of preserving them.

But once we started taking a closer look, we realized there had been water damage over the years, and several areas of the flooring were badly warped.

At that point, refinishing wasn’t really an option anymore.

It was one of those moments where you have to step back and make the decision that’s best for the house long-term…even if it wasn’t the original plan.

In the end, replacing them turned out to be the right choice.


The original hardwoods

Refinishing hardwood floors can be surprisingly expensive

Another thing I didn’t realize going into this project was how expensive it can be to refinish hardwood floors.

Before we fully understood the condition of the existing floors, we did look into refinishing them. And I was honestly surprised at how quickly the costs added up, especially when you factor in repairs, sanding, staining, sealing, and labor.

Once we discovered the water damage and the warped areas, it became even more complicated. Refinishing would have meant repairing damaged sections of flooring first, and there still would have been no guarantee the final result would look consistent.

By the time you factor in repairs, sanding, staining, and sealing, refinishing hardwood floors can sometimes cost almost as much as installing new flooring.

When we compared that to installing brand new floors that would be structurally sound and cohesive throughout the house, the decision started to make a lot more sense.


What’s underneath your floors matters more than the floors themselves

This was probably the biggest surprise in the entire process.

Once the old hardwood floors were removed, we discovered there were actually quite a few issues with the subfloor underneath that needed to be addressed.

Honestly, I was really grateful we decided to remove the floors once we saw what was going on underneath. If we had just refinished them, those problems would have stayed hidden.

Most homeowners don’t think about this part of the process, but the condition of your subfloor is incredibly important for the longevity of new flooring. Making sure everything underneath is properly repaired, leveled, and prepped makes all the difference.
